										<content:encoded><![CDATA[<p>This renovation is a great example of how a modest fibro beach shack can be transformed into a stunning family home. This 50+ year old home was in quite original condition when it was purchased by our clients. A series of smallish, dark rooms with some additions on the back. While it lacked modern comfort it sat on a level and accessible block mere metres from the beach front and its canny buyers knew it was the perfect reno project.</p>
<p>The brief was to retain the beach house feel but with clean lines and natural materials. Being a fibro home, one of the first tasks was safe removal and disposal of asbestos and the necessary certification, all taken care of by Brazier. The owners were keen to keep some of the planting at the front of the house, including a large established frangipani, and we were happy to work with the client, ensuring that the building process didn’t impact this area.</p>
<p>The exterior of this home features heritage style, Hamptons influenced materials, with weatherboards, sandstone cladding and a gabled colorbond roof. Inside the home is a modern take on a beach house, with open plan spaces for easy family living and clean, natural finishes.</p>
<p>The emphasis for these clients, a young family, was their beach lifestyle and their growing children. Brazier delivered a home that not only looks great but is low maintenance and will grow with them.</p>

										<content:encoded><![CDATA[<p>Our clients had originally bought this property as a rental investment before deciding to move in and undertake an extensive renovation. We worked with our clients to accommodate them onsite during the build, thus saving money on temporary accommodation. We wanted a quick result for them and managed to complete this complex and detail oriented job in just five months.</p>
<p>The renovation presented some challenges. The entire existing second floor was not compliant and so was removed, stripping the house down to a single storey before building commenced. The property also features an adjoining two bedroom secondary dwelling which legally requires a fire-rated wall between it and the main residence.</p>
<p>The brief was for an impressive, Hamptons style beach home with a generous front deck that captures the ocean views, intricate feature timberwork, a gabled roof and bay windows. Inside the layout is reversed with open plan living upstairs to capture the views and more intimate spaces downstairs. The living area features a large sandstone chimneypiece with a gas fire, raked ceilings with electric skylights and hardwood flooring.</p>
<p>The style of this home relies heavily on quality craftsmanship, and our whole team took great pride in completing the finishes to our usual high standard, while also delivering our clients their dream home much sooner than they anticipated.</p>

										<content:encoded><![CDATA[<p>The owners of this 60s weatherboard and fibro rural cottage needed a lot more room for their growing family, but loved the location. They decided to embark on an extensive renovation, turning the home into a large, modern show home that is still family friendly.</p>
<p>The first challenge was the safe removal of all asbestos, handled by Brazier, and the relevant certification. The existing home was then propped up and underpinned for excavation of the sloping block and the addition of a large basement area.</p>
<p>The new design features curved walls and ceilings and high end finishes, all of which required a high level of precision and craftsmanship. The new basement area forms a stunning open plan living area, featuring soaring windows and architectural lighting throughout. The original home now forms the second storey with two bedrooms family bathroom, master suite and office. The home also features a two car garage, store and artist’s studio.</p>
<p>This home also sits within a high Bushfire Attack Level (BAL) zone meaning that materials used throughout had to be rated accordingly. At Brazier Building Developments we are able to advise you on these restrictions.</p>
